As part of the new Iona Residential estate in Havelock North, dedicated areas are set aside for higher density development, subject to a strict suite of design controls. We prepared concepts for the client to test market reaction, taking care to ensure that the designs were evolutionary, rather than revolutionary given this type of housing is relatively new to Havelock North, so clear articulation between each unit is a key design response. The designs enable future proofing for owners with an optional lift installation. The option exists to easily vary designs through material choice and colour palette and glazing, as well as landscape variations.
